Utilities must be left on until the close of escrow! Buyers are entitled to do inspections during the early days of the escrow as well as a final walk-through just prior to the close of escrow. Without electricity, gas and water the buyer is hampered in the inspection process to which he/she is entitled.

I know that this is tough especially if you have little ones but it's worth the effort or small amount of money that you'll pay to hire someone to come in and deep clean because you will be communicating to your potential buyers that you care about your home and that it's a home that has been well maintained and loved. ![]() Finally, take a good look at the outside of your yard. Make a good first impression for a potential buyer by sprucing things up. I'm referring to curb appeal, here. Clean the windows, clear the weeds out of your flower beds, knock down spider webs and if necessary hire a local kid or gardener to help you achieve the look that will cause a buyer to WANT to come inside your home!
